Having been denied by one conventional lender after another, due to some unusual provisions in my Aunt’s Trust, I was forced to make the very uncomfortable decision to approach a mortgage broker.  My expectation was one of being left in the dark and encountering one costly surprise after another over the life of the loan.  Instead, I was extremely fortunate to have you as my loan officer, as you made the entire process, from start to finish, effortless.  You shared your vast knowledge in laymen terms, making the process simple and easy to understand.  Your professionalism was unwavering no matter how many questions I asked you, no matter how many times I asked them.  When our balloon payment came due and we were short the funds, you were understanding and very accommodating, negotiating an extension of our loan and even a second trust deed as well.

As Trustee of my Aunt’s Estate for over 5 years, I have had quite a journey, dealing with one professional after another — attorneys, accountants, lenders, escrow agents and the list goes on and on.  None have provided the honesty, understanding and customer service that you have provided me over the course of time.

Thank you for all your time and your positive energy.  Should I ever be in need of a future loan, I will forego the lender hunt and just come straight to you.

Since April or May of this year you have all been patient, understanding and compassionate as we negotiated to protect our interests in this matter. While waiting for response to my request for a loan modification on the 1st mortgage, we carefully listened to each others concerns and we were able to agree on amicable terms. Postponing the Trustee’s Sale, placing funds in suspense and holding them to be applied to the 1st mortgage was a brilliant idea.

Not only was our church able to keep the property but now since the beginning of this year we have a Homeschool Campus —– that many families have found a place where all of their homeschool needs can be met without having to drive all over Orange County and we have a Homeschool Chartered School that is booming along with two pre-k schools of which one is Japanese speaking and the other a Christian based school. It was a concept that several of the standard institutional lenders simply did not understand.

With the unique background in equestrian endeavors that you, personally, and your staff bring to the table, the project was completed, funds released, and subcontractors paid in a timely manner. As a result, we hosted our first clinic last weekend, and now all property expenses will be met on a monthly basis simply from services under contract within 72 hours of our first event, and before you paid the balance of the construction costs!. When buying a used car you look at the mileage and can’t expect to be buying a new car with nothing wrong with it.

The same thing applies to an older home. You have to be stupid if you think the seller can guarantee that nothing will be wrong with it.

Recently, my partner and I were presented with the opportunity to purchase a lender’s interest in a non-performing loan secured by an apartment building. After several meetings with our conventional lenders, it became quite clear that our financing options would be limited by the complexities involved in such a note purchase transaction.

Fortunately, we were referred to a private lending company known as VIP Trust Deed Company in nearby Glendale, California. After explaining the details of this purchase to Peter Rosenthal, President of VIP, he responded with a confident “no need to worry!” Within twenty minutes,
Mr. Rosenthal had not only created an agreement that outlined the manner in which the transaction would be consummated, but he had personally contracted the seller of the note to introduce himself and guarantee our rapid closing.
